Our services Finding a home in a new area is a full time job. And unless you’re actually in the area seven days a week, good properties can slip through your fingers even before you’ve been sent the details. We have close links with all the local estate agents and also get to know about private sales that might interest you. So instead of you having to make regular trips to the area and trust that you’ll find the right house while you’re there, we contact estate agents on a daily basis to ensure you don’t miss out. And when it comes to making an offer, we can – if you wish – negotiate the best possible price on your behalf. There’s nothing worse than arriving at a viewing only to find your ‘perfect home’ is located opposite a real eyesore, within close earshot of a noisy road or next to pub that hosts live rock bands. By visiting properties at different times and on different days, we can identify problems that may exclude certain homes from your shortlist. For example a property near a school might seem idyllic at the weekend, yet impossible to find a parking space during the school run. Or a road that seems quiet on Sundays might be nose to tail with traffic during the rush hour. We can also make basic enquiries about local industry (is a quiet local industrial estate a hive of noisy activity on weekdays?)… land (does that idyllic field behind your new home have planning permission for 500 new homes?)… churches (will bell practice on Thursday evenings become a bit of a pain?)... Moving home is expensive enough without finding your ‘perfect’ home is in a less-than-perfect location. So if we can help with behind-the-scenes investigations, that’s another weight off your shoulders. When you’re new to an area, you really miss the local services you were used to – like reputable tradesmen and other services. That’s why you’ll find us more than happy to source these for you, introducing you to local surveyors, solicitors, electricians, plumbers, decorators, builders and cleaners. We can also ensure your new home has all the right amenities close by such as good doctors, leisure facilities and convenient transport links. Need someone to sit in while carpets are fitted or the cooker installed? Arrange for tradesmen, meter readers or home security specialists to visit? Simply give us a call or email and we’ll handle it for you at any stage before you move in. Not all décor is to everyone’s taste. We can arrange professional decorating, landscape gardening or interior design so you can stamp your personality on your new home. Finding the right school is so important. We have close links with Ofsted Inspectors who will analyse reports for local schools for a nominal fee. We also have contacts at state and independent schools in the county and are happy to offer recommendations, check availability, arrange for prospectuses and make appointments for you to visit. If you need to move at a moment’s notice, we can liaise with local letting agencies to find a suitable short term let in the right location and at a price you can afford. If you’re looking for an investment property, we can offer a professional property management service at highly competitive rates.
